Curb Appeal: The Front Yard

Overgrown beds and a worn front walk gave way to a clean, low maintenance landscape. Raised metal garden beds, fresh mulch, and a newly seeded lawn frame the walkway, while the freshly painted front door and refreshed trim make the entry feel considered rather than incidental. First impressions matter, and this is often where a buyer decides how they feel about a home before they even step inside.

The Backyard

The bones of a great backyard were already there, a paver patio, string lights, and a shade sail, but mid-project it was doing double duty as a staging area, with a wheelbarrow, moving boxes, and patio furniture waiting to find its place. Clearing the clutter, resetting the furniture, and finishing the planting beds turned the same space into a true outdoor room built for gathering.

The Finished Result: Move-In Ready

Staging is the final step, and it matters more than most sellers expect. The bones of this home were always solid. Warm bamboo floors, a wood burning fireplace, and good natural light were there from the start. What staging does is help buyers see the home as lived in, rather than empty. It is the difference between walking through a house and picturing yourself in a home.

Living Room

Mid-prep, the living room was a working space, drop cloths, painter's ladder, and a mantel waiting on a fresh coat. Once the walls were finished and the floors uncovered, the wood burning fireplace and the natural light through the front windows became the focal point of the room.

Kitchen & Dining

The cabinets, counters, and stainless appliances were already in good shape, so the work here was mostly protective, plastic sheeting over the counters while trim and walls were finished nearby. Cleared counters and a set table turn the same footprint into a space buyers can picture cooking and gathering in.

Before staging, this bedroom showed the bamboo floor installation in progress, with the new flooring meeting the protective covering used during the rest of the paint and trim work. The corner windows bring in strong natural light, and with the floors finished and furniture in place, the room reads as bright and move-in ready rather than a work in progress.

The Basement: Primary Room

What was once bare subfloor and exposed framing is now a finished room with carpet, paint, and a full bathroom just off to the side. This is the kind of upgrade that changes how buyers count square footage in their head. It is no longer unfinished storage. It is a home office, a guest room, or a media room, whatever the next owner needs it to be.

Basements are often overlooked in prep, but they carry real weight in a buyer's overall impression of a home. A stained subfloor and a curtained-off mechanical area became a clean, painted space with sealed flooring. The furnace and laundry hookups are still front and center, but now they read as organized utility rather than an afterthought.
